Determining Budget & Location
The most important decision is setting a realistic budget that allows for both quality construction and the desired finishes. We often see clients who, having reached the upper limit of their budget, are forced to compromise on finishes (the part you see and enjoy) in order to complete the project. It’s crucial to make every decision with your budget in mind.
Once the budget is set, the next priority should be securing the right lot. Designing a home without fully considering the unique features of the land can result in lost opportunities to integrate the natural landscape, sometimes leading to additional costs. For the best outcome, it’s important to choose a lot that complements and enhances the design of your home.
Design, Excavation & Building Process
Following the framing, we’ll install the roof and windows, at which point the house is considered “dried in.” This marks the arrival of the trades. Depending on design and selections, some trades may join earlier in the process.
1: DESIGN
Ideally, the design process involves both the architect and the builder from the outset, ensuring that the client benefits from dual advocacy throughout the project. Each professional brings a unique set of expertise that is critical to minimizing potential challenges. The architect focuses on the functionality and flow of spaces, ensuring that the design meets the client’s vision for how the spaces interact. Meanwhile, the builder focuses on cost efficiency, construction feasibility, and long-term durability, ensuring the project stays on budget and stands the test of time. This collaborative approach helps create a balanced and well-executed final product.
2: Site Preparation
The project now transitions into the construction phase, where we begin by carefully plotting the house on the property to ensure compliance with setback requirements, elevation restrictions, and to secure homeowner approval. Our team will then proceed with clearing trees, establishing the driveway, and initiating rough grading. During this phase, it’s not uncommon to encounter unforeseen challenges, such as a lack of topsoil or shallow bedrock. Addressing these issues early helps avoid unexpected complications down the line.
3: Start & Construction
Next, we will excavate for the foundation, form it, and pour the concrete. Once the forms are stripped, the rough framing begins, and the structure begins to take shape. We place a strong emphasis on client involvement throughout this process. If anything was overlooked during the design phase, this is the stage where we address it, ensuring all concerns are resolved before moving forward.
4: Bring on the Trades
Following the framing, we’ll install the roof and windows, at which point the house is considered “dried in.” This marks the arrival of the trades: first, the plumber and HVAC teams will rough in the necessary plumbing fixtures and heating systems. Depending on design and selections, some trades may join earlier in the process. The electrician follows, working around the plumbing and HVAC installations. It’s at this point that our crew will move to siding and exterior structures such as porches and decks.
5: Sheetrock
Before proceeding with insulation or drywall, we conduct a final walkthrough with the clients to confirm the placement of light switches, plumbing fixtures, and any additional requests. Once everything is finalized, we move on to insulation, followed by hanging and taping the drywall.
6: Start to Finish
Once the mechanicals and sheetrock have been completed, we shift focus to the finishes: flooring, doors, trim, and the kitchens and bathrooms. This phase can be overwhelming due to the number of decisions involved, so we recommend selecting finishes as early as possible to keep things on track. After everything is installed the interior of the house gets its final coat of paint.
Home Sweet Home
Throughout the entire construction process, local code enforcement officers will conduct the required inspections. We welcome their visits and promptly address any issues they raise, as we understand they are simply doing their job to ensure quality and safety. Once we receive the Certificate of Occupancy (CO) and capture photos of the finished home, it’s officially yours!
